Supervisors approve motel-
residence in Cayucos

Developer Franco DeCicco received the go-ahead this afternoon to build a motel-residence at Highway 1 and Old Creek Road at the southern outskirts of Cayucos.

The Board of Supervisors voted 3-2 to approve Cayucos Del Mar, which they sent back for modification after an Oct. 7 meeting. At the time, they told DeCicco to “soften” the design, which they said was incompatible with the mostly residential neighborhood.

The proposed back wall, which faces homes on Orville Avenue, was both too tall and too massive, supervisors said.

The site is currently an abandoned store/gas station surrounded by a chain link fence. DeCicco worked on the mass and height of the building, which calls for four residential units and 18 motel rooms.

Under the new design, DeCicco could go as high as 30 feet on the motel portion of the building. He has created third floor setbacks of 15 to 22 feet.

Supervisor Bruce Gibson, who represents Cayucos, argued strenuously that DeCicco’s changes were not sufficient.

Gibson wanted DeCicco to try again, but DeCicco said he “we’ve been giving, giving, giving,” trying to meet neighbors’ needs over 10 years.

“This is the best we can do,” DeCicco said.

Supervisor Jim Patterson and Gibson voted against the project.

Supervisors Harry Ovitt, Jerry Lenthall, and Katcho Achadjian voted in DeCicco’s favor. Lenthall praised DeCicco‘s many changes, and noted “we’re not going to make everybody happy.”
